Property, its returns to investors, the taxation around it and the ways we can structure transactions to alleviate capital gains tax and assist in creating a legacy for clients, has always been high on my professional agenda.
The Banks Consultancy, Tidbits of the Day and the MWL Financial Group – The Banks Report were, for some time, a conduit for me through my professional accounting practices to not only rant but educate and remind clients of their obligations and in the finer points of taxation and property investment. Since my retirement from professional practice I have found time to think about the issues affecting property investors and to contemplate ways to keep helping them.
In professional practice for more than 40 years, I have seen a lot – a lot of beauty, a lot of wealth created through good investing and a hell of a lot of mistakes, be they (in my opinion) the push to unit mania that will in the long term turn into slums, or negative gearing for negative gearing sake or simply structuring loans where the only winners are the brokers and banks.
There is money to be made in property but with anything involving money, there are risks, especially where people without the morals of the “normal” person get involved. Don’t get me wrong I am not against people making money, I am against, people stepping all over others with scant regard in pursuit of the almighty dollar.
A man whose integrity I value highly,through seeing his empathetic approach to my clients dealings with him, Shaun Davison, met with me over dinner and we discussed the woes of the “little guy”, that person wanting to get into the right property investment, right from the start, in today’s world of dog eat dog.
